Outline Planning consent for a rural exception scheme of 25 new homes within walking distance of Bude was granted by Cornwall Council via delegated decision.  Supported by Bude and Stratton Town Council, this 1.87ha scheme is made up of a mixture of terraced, semi-detached, detached and bungalow properties.

Emphasis was placed on local need and the delivery of high quality, low energy and sustainable homes.  The site will provide sixteen affordable and nine open market dwellings of one to four bedrooms.

The masterplan for this new community seeks to embrace its rural setting, providing a thoughtful and considered layout for the site.  Intended to offer a more attractive place to live, the proposals include shared village green spaces, productive allotments and open meadow.

Rural place-making lies at the heart of this masterplan and particularly important is assimilating the new houses into their edge of settlement location.  Priority is given to generous gardens and amenity spaces for the benefit of both residents and nature.  Reinforced hedge banks and permeable boundaries between plots will retain and encourage wildlife and the resulting Biodiversity Net Gain increase of over 35% will enrich the natural environment.
