Case Study: Listed Cottage, Boscastle

This Grade II Listed building extension and restoration project has transformed a charming Georgian cottage into a home fit for modern living.

Working with Listed buildings and restoring the historic fabric whilst integrating modern forms and materials requires a creative eye and sympathetic approach.  Set in the heart of the iconic North Cornwall village of Boscastle, Harwood Cottage was sympathetically adapted to provide contemporary accommodation without losing any of its original character.

Located within a Conservation Area and an Area of Outstanding Natural Beauty, our designs for this project were led by careful consideration of context and materiality.  Early engagement with Cornwall Council’s Conservation Officer contributed to the successful outcome of an application to replace poorly constructed and inappropriate additions at the rear of the property.

The new extension has created an extended kitchen and dining area at ground floor, with a new family bathroom above.  Internally, a subtle palette of materials and traditional fixtures and fittings are complemented by bespoke joinery, creating a welcoming and harmonious new addition.

A critical element of the brief was to create a relationship between the house and the extensive garden, which includes a stretch of the idyllic stream that meanders through Boscastle.  Achieving this was finely balanced against the sensitivity of the Listed building and its historical significance.
